2026 Investment Zones

Three investment zones. One legal path.

Important 2026 update: The Greek Golden Visa thresholds were reformed in 2024 and refined again in 2026. The current zones are €250,000 in special cases only, €400,000 in standard zones, and €800,000 in high-demand zones. We confirm the applicable zone for your specific property on the discovery call — the official boundaries change without notice.

Central Athens, Thessaloniki, Mykonos, Santorini and other high-demand municipalities. Minimum 120 m² property. The default zone for prime real estate.

Standard Zone

Standard mainland and most island municipalities outside the high-demand list. Minimum 120 m² property. The most common zone for our clients.

€250,000

Special Cases Only

Properties converted from commercial to residential, listed heritage buildings, and specific renovation cases. We screen these carefully — most properties advertised as "€250k Golden Visa" do not qualify.

The Process

From first call to residence card in 4–6 months.

Week 1 — Discovery and Power of Attorney

20-minute discovery call. Engagement letter signed. Power of Attorney drafted, notarised and apostilled in your country.

Weeks 2–6 — Property Selection & Due Diligence

If you have not chosen a property, we work with our partner network to shortlist. Buyer-side legal due diligence: title search, encumbrance check, urban-planning compliance, debt clearance certificates.

Week 7 — Purchase

Sale-purchase contract drafted in Greek and English. Notarial deed executed under Power of Attorney. Property registered in your name at the Land Registry.

Weeks 8–10 — Golden Visa Application

Application file compiled: investment proof, property deed, medical insurance, clean criminal record certificates. Submitted to the Aliens & Immigration Directorate.

Weeks 12–24 — Residence Card Issuance

Biometrics appointment — the only step requiring you to come to Greece, typically a one-day visit. Card issued. Family members' cards follow within a further 4–8 weeks.

Yes. The investment threshold (€400,000 or €800,000) can be reached by combining two properties as long as each is at least 120 m². We structure the deeds correctly so both properties count toward your application.
Only on long-term leases of at least twelve months. Law 5275/2026 prohibits short-term rentals (Airbnb, Booking.com and equivalents) on Greek Golden Visa property. Violation triggers permit revocation and a €50,000 administrative fine. A 12-month-plus residential lease remains fully permitted and is a common income stream for clients who do not occupy the property themselves.
Almost everything is handled under Power of Attorney from abroad. The only step that requires physical presence in Greece is the biometrics appointment — typically a one-day visit, scheduled at your convenience.
