What is the minimum investment for the Greek Golden Visa in 2026?

Three tiers apply under Law 5100/2024: €250,000 (only for commercial-to-residential conversions and certified heritage restorations); €400,000 (standard regions); €800,000 (central Athens, Thessaloniki, Mykonos, Santorini and islands above 3,100 population). The 120 m² minimum applies to all tiers.

Am I eligible for Greek citizenship by descent?

If you have a Greek parent, grandparent or great-grandparent, you are likely eligible. The key test is whether the family chain of Greek citizenship is unbroken. No Greek language is required for descent (only for naturalisation). Typical timeline: 12-24 months for grandchild cases.

Do I need to be in Greece to buy property or apply for residency?

No. Almost every case we handle for international clients runs end-to-end under Power of Attorney. The PoA is narrowly scoped — it authorises us to act on specific listed matters, not blanket authority. Typical PoA round-trip from your country: 2-4 weeks.

Can I Airbnb my Greek property?

Depends on whether it is a Golden Visa property. Non-Golden-Visa property: yes, with registration on Greece's short-term-rental portal. Golden Visa property: NO — Law 5275/2026 prohibits short-term rental with a €50,000 fine for violation. Long-term leases of 12+ months are permitted on every property type.

How much do your services cost?

Most work is fixed-fee. Golden Visa main applicant from €4,500. Citizenship by descent from €3,500 (parent-line) to €8,500 (great-grandparent). Residence permits from €1,800. Property purchase from €3,500 or 1% of price. The first 20-minute discovery call is free and includes a fixed-fee quote.

How long does Greek citizenship by descent take?

12-24 months for grandchild cases. 18-30 months for great-grandchild cases. 8-14 months for clean parent-line cases. Cases involving the pre-1984 maternal-line rule add 4-6 months. Time depends most on documentary completeness — well-documented cases close at the faster end of the range.

Does Greece allow dual citizenship?

Yes. You can hold Greek citizenship alongside your existing nationality with no requirement to renounce. Most of our descent clients hold dual or triple passports. Greek citizenship does not automatically trigger Greek tax residence — that's a separate test based on physical presence and centre of vital interests.

What is the deadline for accepting a Greek inheritance?

Four months from awareness of the death and heir status (extended to 12 months for abroad-residing heirs) to formally renounce. There is no statutory deadline on acceptance itself, but inheritance tax must be filed within 6 months of death (12 months for abroad-residing heirs). Frozen estates from decades ago are recoverable.

Will I owe Greek tax as a non-resident property owner?

Only on Greek-source income. ENFIA (annual property tax) is owed regardless of residence — typically €400-€2,500 per year for Golden Visa-tier properties. Rental income from long-term leases is taxed at progressive rates from 15%. Capital gains on property sale are suspended through 31 December 2026.

What languages do you work in?

Greek (native), English (fluent — US-trained), French (working — Sorbonne). All client communication for international clients is in English. Greek documents are always accompanied by an English explanation. Documents requiring translation are handled by authorised Greek translators.
